What is SSMUH?

Small-Scale Multi-Unit Housing (SSMUH) allows homeowners to add 1–4 new, fully independent homes on their existing property—supported by new provincial policies designed to create more modern, flexible, and community-friendly housing.

It offers a practical path to:

  • Expand living options for family
(e.g., a suite for aging parents/adult children starting out, extra office spaces, art studio, or a guest unit)

  • Build long-term equity

  • Generate rental income
(e.g., long-term tenants, furnished mid-term rentals, seasonal rentals like Airbnb)

  • Support sustainable urban growth

SSMUH is not just a construction model—it’s a smarter way to plan for the future of your home and your family.

Absolutely. Many homeowners use SSMUH for both multigenerational living and income generation.

Do new units require on-site parking?

Recent provincial reforms significantly reduce or eliminate parking requirements in many locations.

What will my project cost?

Costs depend on design, materials, unit size, and site conditions. A feasibility review provides a clear roadmap.

Real Issues Homeowners Face
- And What We Do to Protect Your Property

Water Leakage & Warranty Issue

If a Strata Property is experiencing leakage and is still under strata warranty in British Columbia, here’s what you should do:

1. Determine Warranty Coverage - In BC, new townhouses are covered under the 2-5-10 Home Warranty Insurance

2. Report the Issue to Strata and Warranty Provider and Notify the Strata Council/Property Manager in writing.

3. Get an Inspection
Strata may arrange for a building envelope specialist or engineer to assess the issue.
If strata delays, you can request an independent inspection.

4. Follow Up & Escalate If Needed
If the warranty provider does not respond or denies the claim unfairly, you can escalate to BC Housing's Licensing and Consumer Services or the Homeowner Protection Office (HPO).
